Ten years in, we’re really proud of how Middlewood Locks has become part of the Salford–Manchester city-centre story.
This year, we’re hitting a big milestone in our work to transform 25 acres of former brownfield land between Salford and Manchester city centre. We’ve come a long way in 10 years—and with more homes and commercial space on the way, we’re only halfway through what we’ve set out to do.
A Decade of Regeneration
We kicked things off in 2016, bringing a long-underused site back to life around the three big basins of the Manchester, Bolton & Bury Canal. The aim was simple: reconnect people with the waterways—and create welcoming new public spaces which connect the community.
Fast-forward to today and we’re seeing a real neighbourhood take shape: more than 2,600 residents, 1,306 homes, new retail and leisure, and an expanded public realm. Along the way, our work has picked up national and regional awards for social impact—and we’ve helped create a safer, more enjoyable link between Salford and Manchester city centre.
Exemplar of Urban Partnership
We’re delivering Middlewood Locks as Scarborough Group International (SGI), alongside our investment partner Metro Holdings and in partnership with Salford City Council and Homes England. It’s that joined-up, public–private approach that’s helped us keep momentum—and it’s why Middlewood Locks is often held up as a strong example of city-centre regeneration.
Next Phase of Development
Next up, we’ll focus on the land that links directly towards Manchester city centre through the railway arches. With detailed consent in place, we’re planning 909 additional homes—plus commercial space (including Grade A offices), a hotel, a multi-storey car park, more retail and leisure, and new public realm including a public square and a canal side park.
Salford’s Growth and Transformation
We’re building Middlewood Locks as part of a much bigger story in Salford. The city has been shifting from its industrial roots to one of the UK’s fastest-growing urban economies—and the numbers back that up. Over the last decade, Salford’s population has increased by around 36,000 people (a 15.4% rise), compared with 6.6% across England overall.
And there’s more to celebrate: 2026 marks 100 years since Salford was officially granted city status. There’ll be a year-long programme of cultural, civic and community events—and we’ll be getting involved at Middlewood Locks too, celebrating the city’s heritage alongside its growth and community spirit.
What happens next?
With consent in place for the next wave of homes and mixed-use space, we can now get on with the exciting bit: bringing the connection through to Manchester city centre to life, and adding the amenities and public spaces that make a place feel properly complete.
